Why two loans with the same advertised rate can have very different total costs.

Borrowing guide

A flat rate is normally calculated on the original financed amount for the full tenure. A reducing-balance or effective rate applies interest to the amount still outstanding.

This means the advertised percentages are not directly comparable. Ask every lender for the monthly payment, total repayment, all fees and the effective annual rate.

Use the same loan amount and tenure when comparing offers, and check settlement terms before signing.
